All sold prices sourced from publicly available South African Deeds Office transfer records — the legal registration of every property sale. These are the actual prices, not asking prices.

Nodal isolation
Each micro-neighbourhood tracked as an independent economic unit. Paradise Beach data is never blended with Wavecrest. You see the real market in each node, not diluted town averages.

Reality gap published
Every month we publish the variance between portal asking prices and Deeds registered prices. It tells you exactly how much negotiation room exists in each suburb and price bracket.
